Quick Answer · PC-100.QA

Plan-check corrections are the drawing revisions a building department requests after reviewing a permit submittal. Anyone whose plans came back with a correction letter needs the comments addressed before the permit can move forward. FirstPass reviews the letter, identifies which comments fall within the drafting scope, revises the affected sheets and prepares the resubmittal package. Comments that require a licensed engineer or another professional are identified so the right party can address them.

Typical comments may involve:

  • Missing information
  • Code notes
  • Dimensions
  • Plan coordination
  • Occupancy information
  • Accessibility
  • Life safety
  • Electrical documentation
  • Plumbing documentation
  • Mechanical documentation
  • Site information
  • Detail clarification
  • Professional-stamp requirements

NoteThe correction letter itself defines the required work. Letters vary by jurisdiction and by reviewer.

  3. 3

    Revise the Affected Drawings

Applicable sheets, notes and details are updated.

  4. 4

    Coordinate Related Changes

One correction can affect multiple sheets or disciplines.

  5. 5

    Prepare the Resubmittal Package

Revised documents are organized according to the agreed resubmittal requirements.

Already Have Plans From Someone Else?

FirstPass may be able to assist with third-party plans, but those projects require review before scope and pricing can be established.

We need to determine:

  • Whether editable source files exist
  • Quality and completeness of the original drawings
  • Nature of the reviewer comments
  • Whether professional design responsibility is involved
  • Which disciplines must be revised

Unlimited Plan-Check Revisions for FirstPass Projects

Δ-01 · Revision Terms

For qualifying FirstPass projects, ordinary plan-check revisions can be included within the original agreed scope.

General Note

A revision caused by a reviewer clarification is different from an owner deciding to substantially redesign the project.

Scope changes should therefore be handled separately.
